Q: Do you offer Pre-Completion Inspections (PCI) under the NHQB Code?

A: Yes — but with important limitations you should be aware of.

The NHQB’s PCI is a restricted visual-only check carried out just before legal completion. Builders usually limit access and time, and the code itself does not allow the use of tools such as damp meters, levels, or borescopes. This means a PCI can only ever be a basic surface-level check, not a full inspection.

What I provide:

  • I do carry out PCIs in line with NHQB rules, so you can have peace of mind before you move in.

  • I will document visible issues clearly, with supporting photos, so you have a record for your builder on day one.

  • I’ll also advise you on what to expect from a full post-completion inspection.

Why most buyers also book a post-completion survey:
Once you have full access, my comprehensive inspection goes much further. It includes professional tools and checks against NHBC tolerances, Building Regulations, and British Standards — so both cosmetic and technical issues are identified.

👉 A PCI gives you an early safety net, but a post-completion inspection is where you get the full picture.

Why Would I Need an Independent Snagging Inspection?

It’s a fair question. After all, your home will have been inspected at several stages:

  • The builder signs off internally to confirm work completion.

  • Building Control inspects key stages to ensure compliance with minimum Building Regulations—not to check overall quality or cosmetic finish.

  • The warranty provider carries out periodic inspections focusing on major structural risks—not full snagging or final finish quality.

  • A mortgage valuation surveyor (often RICS-accredited) assesses value for the lender. They are not tasked with performing a detailed condition or snagging survey.

An independent snagging inspection fills this gap. I work solely for you, the buyer, to carry out a thorough, unbiased, detailed assessment of the entire property. My focus is to identify incomplete works, poor finishes, and hidden defects before they become your problem.
